Although all licensed brokers and salespersons in New York are regulated by the Secretary of State, REALTORS® are also subject to the Code of Ethics of the National Association of Realtors which are enforced by GCAR.
As your Selling or Listing Agent, we will work with you to secure a buyer for your home at a price and on terms acceptable to you. As your Selling Agent we will have a fiduciary duty to you to provide you with undivided loyalty, confidentiality and full disclosure of all matters affecting your property.
We will tell you how much has been paid for other homes in your neighborhood.
We will tell you how much your house is worth for free.
We will consult with you and work with you to prepare your home for sale.
We will return your calls.
We will advise you of all showings.
We will provide feed back on all of our showings and endeavor to obtain feed back when the property is shown by representatives of other brokers.

You don't have to fill in everything, but the more information you give us, the more accurate we can be.
How Much Are Other Houses Going For?
You might want to search the Multiple Listing Service to get an idea of the prices of other properties in your neighborhood. If you would like us to notify you of sales of properties in your neighborhood, or elsewhere, please complete the following:
Clean up. Get rid of clutter. Fix up. Oxford can help you put your best foot forward when prospective purchasers come to look at your house.
Have a home inspection before you sell. Find out what potential problems exist before a purchaser sees them. This will give you the opportunity to correct problems before they become issues that can delay or even kill a contract of sale. Oxford can recommend Certified Home Inspectors who will provide this service.
Have the title searched. If there are any title issues, they can substantially delay a real estate closing. If you know about them in advance, you would probably be able to get them resolved before they become problems. Contact Oxford’s title division, Oxford Title & Settlement Agency, Inc. to order a title search for you at a reasonable cost. In most cases, Oxford can help you resolve many of the issues that might arise.
Talk to your lawyer. Make sure your lawyer will be able to represent you in connection with the sale and will be available to review to review the contract. Oxford will cooperate fully with your attorney and we will do everything in our power to assist in the closing process.
